HIP? - What Is A Home Information Pack

A Home Information Pack (HIP) is a compulsory requirement for a seller of a three bedroom and above residential property in England and Wales as from 10th September 2007

It must be made available to an interested Buyer, and a property will not be able to be marketed for sale unless a HIP is available (subject to certain exceptions).

A HIP will have to contain: -

• Details of the title to the property;

• Local and water searches;

• Details of leasehold information;

• An energy certificate;

A HIP may contain

• Other searches;

• Commentary on legal title;

• Replies to enquiries and fixtures and fittings lists;

How much will a HiP cost?

The cost of preparing a Home Information Pack for an average 3 Bedroom home start from £350. The seller will pay, but this will be balanced out because the vast majority of sellers are also buyers.
