For houses put on the market after 1 June 2007, any written or electronic
particulars must be accompanied by energy and
environmental ratings.
Agents may provide either the whole Energy Performance
Certificate (without the recommendations), or attach just the energy and
environmental rating graphs.
These can be attached or included with the
written particulars.
Written Particulars means any description of the property which includes at
least two of the following -

a photograph of the building or any room in the building;

a floor plan of the building;

a description of the size of the rooms in the building
-
a reference to giving particulars includes a reference to giving or making
available particulars electronically.
